What We Need From You

Our inspectors will need to access as many areas as possible inside and outside of your home. We ask that you at least have a pathway throughout your house and yard to allow us to finish your report faster.

We also need to know if the home has ever suffered through a fire, flood, any other severe damage, or even repairs resulting from them. Even if it was a renovation or update service, we need any official permits and plans that were required.

To best assess your home, any invoices, warranties, and other buyer documents also help. These can be for home additions, new appliances, heating and furnaces, or even a new roof.

Take Care Of Maintenance Items

Maintaining your home’s exterior will ensure that we remain safe from trip and fall hazards, as well as other accidents. If concrete, masonry, or walkways are cracked, damaged, and crumbling, make sure it’s sealed and repaired beforehand.

We’re also going to be checking around windows, doors, roofs, and gutter systems. If any of these areas require attention, it’s best to finish them before our appointment for accurate reporting.

The same goes for any areas inside of the home with known issues. That includes leaky plumbing fixtures, missing caulking, broken windows, and electrical repairs.

Because we test the heating and cooling, we’ll need access to their controls. If you have a chimney, it’s best if it has recently gotten swept out before we try and assess it.

Finally, we need to know that smoke detectors are operational. If their batteries or dead or they’re missing, your home may not pass.

Our Home Inspections

Our inspections can take several hours to complete. You do not need to be present during that time, but we will need keys and entrance codes.

If you have any outside storage or utility areas, we’ll need to access them as well. That also includes any utility meters and panels.

We also ask that any pets that live there are crated or in a safe place away from us. Although we’re sure they’re friendly, it’s a question of safety.
